Accor is putting JO&JOE into student housing across France
A hotel brand designed for backpackers is about to spend part of its year as student accommodation. Accor's partnership with developer Aken Écosystèmes commits JO&JOE to at least ten student and hybrid hospitality projects across France, with four flagship sites already confirmed — and the arithmetic behind it is the interesting part, not the announcement.

- The partnership covers a minimum of ten projects; four are confirmed — Chessy–Val d'Europe, Bordeaux, Toulouse and Reims.
- The first site opens in 2028 with 156 hotel rooms, 113 student apartments and over 9,000 sq m of education and co-working space.
- Each building runs as a conventional JO&JOE for tourists and as student accommodation during the academic year.
- JO&JOE launched in 2016 as a hostel–hotel hybrid and already operates in Paris, Vienna, Rio, Rome, Budapest and three Chinese cities.
Our take
Read this as a demand-curve trade rather than a diversification play. A tourist-only asset carries the seasonality risk alone; bolting an academic year onto it buys nine months of contracted occupancy and leaves the summer for the higher-rate transient market. That is exactly the calculation coliving operators make when they mix six-month and nightly stays — except Accor can underwrite it with a balance sheet and a distribution network. The competitive question for independent operators is no longer whether hotel groups will enter the space. It is whether your occupancy mix is defensible when someone with a cost of capital advantage runs the same play.
