Commercial health

Do you know your RevPAB (revenue per available bed) for last month?
Do you know your break-even occupancy — with fixed and variable costs separated?
How is your current occupancy vs your own target?
Rent basis in your model:

Demand engine

How fast does a new enquiry get a first reply, typically?
Do you know your cost per signed lease by channel?
Do you keep and use a waitlist / past-enquiry list?
Reviews: are you asking for them systematically?

Operations

Maintenance: do requests flow through a system with priority tiers and deadlines?
Rent collection: what share arrives by day 5 without chasing?
Average void days between residents:
Move-ins: is there a written checklist incl. photographed room condition?

Community & retention

Does community have a named owner and a weekly rhythm?
Do you know your renewal rate by cohort?
New residents: is there a deliberate first-two-weeks integration?
House conflicts: is there a defined escalation process?

Compliance & risk

Licensing status (HMO or local equivalent):
Gas, electrical (EICR) and fire certificates:
