Once the building is open, the economics stop being about the deal and start being about the operation. These are the questions where the answer moves the margin rather than the plan.

How many staff does a coliving need?

Less than you fear if systems do the repetitive work, more than you hope if they do not. A single house typically runs on one hybrid manager plus vendors. The honest test before hiring is counting the hours currently spent on work that software should be doing — payments, ticketing, move-in sequences — and seeing what is left. Hiring to cover a process gap is the most expensive way to fix it.

Should I furnish rooms or let residents bring furniture?

Furnish. Coliving's buyer is paying for move-in-ready simplicity, and unfurnished rooms reintroduce the friction they came to avoid while killing remote bookings entirely. Budget furniture as an amortised monthly cost per room and choose for durability — shared living consumes furniture on a schedule, and a building that never replaces anything is a building quietly losing rate.

How do coliving operators handle rent collection?

Individually per resident — never whole-house joint liability — automated on a fixed date, with failed payments chased the same day on a published ladder: friendly retry, message, call, formal notice. Renter research from NMHC and Grace Hill (2024) shows an overwhelming preference for online payment. Manual bank transfers manufacture your own arrears.

How do I keep residents longer?

Start the renewal conversation six to eight weeks before term end rather than waiting for notice, because notice means the decision has already been made. Then work the two exit reasons that are actually inside your control: maintenance response time and how quickly housemate conflicts are handled formally. Both are process problems rather than budget problems, and a renewal is the cheapest occupancy in the business — no listing, no viewing, no void.

How fast should I reply to an enquiry?

Faster than the other operators the same person messaged, which is usually four or five of them within a few minutes. The reply that arrives first generally takes the viewing. The structural fix is not asking the team to be quicker: it is a templated first response answering availability, all-in price and a bookable slot, plus a self-service booking link covering the hours nobody is at a desk.

What should I measure weekly?

Four numbers, per building rather than blended: RevPAB, avoidable churn separated from designed churn, tour-to-sign rate, and cost per signed lease. Occupancy alone is the metric that rewards you for discounting, and a portfolio-level average hides the building that is dragging the rest.

Written before anyone moves in, referenced in the agreement, and applied the same way every time. Most conflict in shared living is not about the rule but about the perception that it applies selectively. An operator who enforces inconsistently converts a cleaning dispute into a churn event, which costs a void, a turnover clean and a replacement.
